Unfurnished

An empty shell. You get built-in kitchen cabinets and sometimes air conditioning units. That's it. No appliances, no furniture, no curtains, no light fixtures beyond basic ceiling lights. Most apartments (95%) in Dubai are rented this way.

Typically includes built-in kitchen cabinets, built-in wardrobes (sometimes), air conditioning units (not always), and basic ceiling lights. Everything else - from the fridge to the bed frame - is your responsibility.

Furnished

Move-in ready. Includes all furniture (beds, sofas, dining table), major appliances (fridge, washing machine, sometimes dishwasher), TV, kitchen equipment (pots, pans, dishes), and sometimes even bed linens. Quality varies dramatically.

You'll get all bedroom furniture and mattresses, living room sofa and TV, dining table and chairs, fridge, washing machine, microwave, kitchen equipment like pots, pans, dishes and cutlery, and sometimes a dishwasher, bed linens, and curtains.

Semi-Furnished

The worst of both worlds. Includes basic furniture (bed frame, sofa, maybe a dining table) but no appliances or electronics. You still need to buy a fridge, washing machine, TV, and kitchen equipment. Rare in Dubai and not recommended unless rent is 15% below unfurnished.

Furnished apartments in Dubai cost 20-40% more in annual rent than identical unfurnished units. The premium varies by location and building quality.

Studio Apartments

Studio unfurnished to furnished rent premiums by location: JVC AED 38,000 → AED 48,000 (+26%), Dubai Marina AED 70,000 → AED 90,000 (+29%), Business Bay AED 65,000 → AED 85,000 (+31%).

2-Bedroom Apartments

2-bedroom unfurnished to furnished rent premiums by location: JLT AED 105,000 → AED 135,000 (+29%), Dubai Marina AED 130,000 → AED 165,000 (+27%), Downtown Dubai AED 165,000 → AED 215,000 (+30%).

The pattern is clear: expect to pay 25-35% more annually for furnished apartments. For a 2BR in JLT, that's AED 30,000 extra per year or AED 2,500 per month.

The key question: When does the higher rent of a furnished apartment exceed the cost of buying furniture for an unfurnished one? Let's do the math.

Studio Apartment (JVC Example)

With an unfurnished studio at AED 38,000 per year, you'd spend about AED 10,000 on a budget IKEA setup: AED 2,000 for bed and mattress, AED 1,500 for a small sofa, AED 800 for dining table and chairs, AED 1,200 for a fridge, AED 1,000 for a washing machine, AED 1,200 for a 43-inch TV, AED 1,000 for kitchen basics and linens, AED 800 for a wardrobe, and AED 500 for assembly and delivery.

On the downside, you'll pay 25-35% more - AED 20,000-40,000 extra per year in rent. The furniture is often worn: you're getting the landlord's old IKEA furniture from 2018, with saggy sofas and stained mattresses. You can't paint walls or change furniture, so it never feels like "your" place. Only 5% of Dubai apartments are furnished, which eliminates 95% of listings. Furnished apartments are usually in tourist areas like Marina, JBR, and Business Bay (investor-owned), making them rare in family communities. Some landlords keep DEWA in their name and bill you, causing deposit issues - unfurnished gives you a clean account.

Unfurnished Apartments: Advantages and Disadvantages

Unfurnished apartments cost 20-30% less in rent, saving you AED 20,000-40,000 annually - a huge difference over 2-3 years. You choose your style and buy exactly what you want. The long-term value is excellent: you break even at 18 months, then enjoy pure savings. With 95% of the market available, you get far more choice in locations, buildings, floor plans, and views. When leaving, you can recoup 30-50% of furniture cost by selling on Dubizzle. And unlike landlord cast-offs, you get to buy new furniture that's actually comfortable.

The downsides are real though. You need AED 15,000-40,000 upfront for furniture on top of your rent deposit, with total upfront costs potentially reaching AED 30,000-100,000+. You'll need to spend 2-3 weekends at IKEA and Dragon Mart coordinating deliveries and assembly. When you leave Dubai, you must sell or ship furniture, which takes 2-4 weeks on Dubizzle. If your washing machine breaks, you pay AED 300-800 for repairs (with furnished, that's the landlord's problem). And if leaving in under 18 months, you lose money on furniture depreciation.


Where to Buy Furniture in Dubai: Complete Shopping Guide

If you choose unfurnished, here's where to buy furniture and what to expect in costs. I've personally shopped at all of these for my 2BR apartment.

IKEA Dubai (Festival City)

The default choice for most expats. Swedish furniture, flat-pack assembly, reliable quality. Exactly like IKEA in your home country. Open 10am-10pm daily.

Home Centre (Multiple Locations)

Regional chain, similar prices to IKEA but more "complete" furniture (less assembly). Better for sofas and beds. Locations in Mall of the Emirates, Dubai Festival City, and others.

Home Centre pricing: studio setup AED 10,000 - 15,000, 2BR setup AED 20,000 - 35,000, delivery AED 150 - 300 (2-5 days), assembly usually included.

Watch for their seasonal sales (June-August, November-December) for 25-40% off. Sign up for their loyalty program for extra discounts.

Dragon Mart 1 & 2 (International City)

Chinese wholesale mall. 1.2km long. Everything is 40-70% cheaper than IKEA. Quality varies wildly - inspect carefully. Bargaining expected. Takes a full day to explore. Taxi from Marina: AED 80-100.

Dragon Mart pricing: studio setup AED 5,000 - 9,000, 2BR setup AED 12,000 - 22,000, delivery AED 100 - 300 (negotiate), assembly AED 50 - 200 (negotiate).

Bring cash for better bargaining power. Avoid buying mattresses here (quality issues). Good for tables, chairs, storage, and decor. Compare 3-4 shops before buying.

Pan Emirates & Marina Home

High-end furniture. Solid wood, leather, designer pieces. If you're in a luxury apartment and want furniture that matches, this is your option. Multiple showrooms across Dubai.

Sales around Dubai Shopping Festival. Better resale value when leaving - can recoup 40-50% vs 30% for IKEA furniture.

Dubizzle & Facebook Marketplace

This is how I furnished my first apartment. Expats leaving Dubai sell entire apartment setups. You can furnish a 2BR for AED 8,000-15,000 buying barely-used IKEA/Home Centre furniture at 50% off.

My recommendation: Buy appliances (fridge, washing machine) new from Sharaf DG or Carrefour for warranty. Buy furniture (sofa, beds, tables) used from Dubizzle to save 50%. Buy mattresses new for hygiene. This hybrid approach saves 30-40% vs all-new while avoiding used appliance headaches.

You want to personalize your space and choose your own furniture style. You want maximum choice in neighborhoods (95% of apartments are unfurnished). You're moving with family to family areas like JVC or Arabian Ranches where very few furnished options exist.

The hybrid strategy (best of both): Many expats do this and it works brilliantly. First, rent furnished for 6-12 months while you settle, explore neighborhoods, and save money. Then move to unfurnished, buy furniture, and lock in a 2-year lease. You test Dubai before committing, avoid buying furniture you might not need, but still capture the long-term savings. This is what I wish I'd done. Instead I locked into a 2-year furnished lease and overpaid AED 40,000.


Where Furnished Apartments Are Common

Furnished apartments aren't evenly distributed across Dubai. They cluster in investor-heavy, high-turnover areas. Here's where to look.

High Availability (20-40% of Units Furnished)

Dubai Marina has plenty of investor-owned apartments designed for short-term renters, making it easy to find furnished 1BR and 2BR options. JBR (Jumeirah Beach Residence) is a tourist area with high turnover where many landlords furnish to charge a premium. Business Bay attracts young professionals and corporate housing, with furnished studios and 1BRs being common. Downtown Dubai has high-end furnished apartments targeting short-term expats and corporate rentals. Dubai Sports City offers surprisingly good furnished options, popular with families on 1-2 year contracts.

Medium Availability (5-15% Furnished)

JLT (Jumeirah Lake Towers) has some furnished options but is mostly unfurnished, with a mix of investors and owner-occupiers. Barsha Heights (Tecom) has few furnished apartments, but they exist if you search. Mirdif is a family area but has some furnished apartments near office clusters.

Rare or Non-Existent (Under 5% Furnished)

JVC (Jumeirah Village Circle) is a family area where almost everyone rents unfurnished - expect a 6-month search for furnished 2BR+. Arabian Ranches has villas with long-term residents, and furnished villas virtually don't exist. Dubai Silicon Oasis is home to tech workers and owner-occupiers, making furnished units very rare to find. International City is budget housing with long-term renters where unfurnished is 99% of the market.

Search strategy: If you need furnished, start your search in Marina, JBR, or Business Bay. If those areas don't fit, expand your search radius and be prepared to compromise on location or go unfurnished.
